PRIVATE CLIENT

Sell or buy in Los Angeles without it becoming news.

For entertainment, sports and public figures, and for high-net-worth families and family offices, the address is the story. SBZ Real Estate runs the sale or the purchase quietly: no public listing unless you want one, showings by appointment to vetted buyers only, purchases vested in a trust or LLC, and the broker of record handling every conversation personally.

Selling quietly

How a quiet sale actually works

Off-market first

Before anything touches the MLS, the home is offered privately to a short list of qualified buyers and the brokers who represent them. Many private-client homes sell here and never appear online.

A quiet listing if we need reach

When wider exposure is the right call, the listing runs without the street address, without interior photos that identify you, and without an open house. Ever.

Vetted showings only

Proof of funds or a lender letter before anyone walks through the door, scheduled around your calendar, escorted by the broker, never a lockbox.

Pricing without a public track record

A broker-prepared valuation from comparable private sales and the current market, so you are not guessing and you are not exposed to a public price cut.

Buying privately

Buying with no public footprint

Title in a trust or LLC

We coordinate with your attorney so the purchase is vested the way your estate plan and your privacy require, before the offer is written, not at closing.

Access to homes that are not for sale

Direct outreach to owners and brokers in the neighborhoods you want, so the right house can be bought before it is ever listed.

Your team, one conversation

Business manager, attorney, wealth advisor and lender all hear from one broker, and only what each of them needs to hear.

Financing arranged quietly

Jumbo, asset-based and trust-vested loans through Fast Financial private-client lending, our sister brokerage, so the file goes only where it needs to.

How it stays private

Our standing rules

A confidentiality agreement on request, before you share an address or a document. The broker of record handles the engagement personally. Documents move through the secure client portal. We do not publish case studies, client lists or named testimonials, and we will never name a client, imply that a specific person is a client, or describe a transaction.

Frequently asked questions

Before we talk

Do you work with celebrities and public figures?

Yes. SBZ Real Estate represents entertainment, sports and public figures and their business managers, under a confidentiality agreement when you want one. We never name clients.

Can my home sell without ever being listed publicly?

Yes. An off-market sale is offered privately to qualified buyers and cooperating brokers. If we later decide wider exposure is worth it, the listing runs without the address, identifying photos or open houses.

Can I keep my name off the public record?

Title can be held in a trust or an LLC. We coordinate that with your attorney before the offer is written so the vesting is right from the start.

Who shows the house?

The broker of record, by appointment, to buyers who have already shown proof of funds or a lender letter. No lockbox, no open house.

Do you sign NDAs?

Yes. Ask before you share the address or any documents and it will be in place first.

I am a physician, attorney or investor. Is this the right page?

If privacy is the first requirement, yes. If the need is timing, relocation or building a portfolio, start with Professions we serve.
