A move planned around the job, not the other way round.
A residency that starts July 1. A partnership vote in March. Eleven rental doors and a 1031 clock. A shop you are selling along with the house behind it. SBZ Real Estate specializes in buyers and sellers whose timeline is set by their profession, across Greater Los Angeles and the Antelope Valley.

Six kinds of client, six different plans
Physicians and dentists
Relocation for residency, fellowship or a new hospital system, usually on a hard start date. We line up the search, the financing and the close to that date, and we know which lenders treat a new contract as income.
Attorneys and law-firm partners
Moves that follow a lateral, a partnership or a firm opening. Discreet showings around court and client schedules, and offers structured around K-1 and bonus timing.
Real estate investors
Portfolio acquisition in the Antelope Valley and the San Fernando Valley, off-market sourcing, rent and expense underwriting before the offer, and 1031 exchanges run against the calendar with your accountant.
Business owners
White collar or blue collar, agency or contractor: buying near the business, selling the house when the business sells, and qualifying on bank statements when the tax return understates what you earn.
First responders and nurses
Showings scheduled around shifts, not office hours. Offers that use overtime and per diem income the way underwriters allow, and the programs that fit, from VA to FHA to conventional.
Entertainment, sports and public figures
Handled on our Private Client page, where discretion comes first: off-market sales, trust and LLC purchases, and a confidentiality agreement on request.
What changes when the calendar is fixed
We start from the date
Start date, closing date, exchange deadline. The search, the inspections and the lender's timeline are built backward from it.
Financing that understands your income
Contract income, K-1s, bank statements, overtime. Our sister brokerage, Fast Financial, qualifies each profession the way its income actually arrives.
One broker end to end
The broker of record runs the search, the negotiation and the escrow. You are not handed to an assistant after the contract is signed.
Remote when you cannot be here
Video walkthroughs, digital signatures and a client portal for documents, because most relocations happen while you are still finishing the old job.
Common questions
Can I buy before I start the new job?
Often, yes. Several lenders accept a signed employment contract as qualifying income up to 60 to 90 days before the start date. We check that first, then plan the close.
I own a business and my tax returns look low. Can I still buy?
Usually. Bank-statement and asset-based programs qualify you on deposits or assets rather than the net figure on the return. Fast Financial handles that side.
Do you work with investors buying more than one property?
Yes. Portfolio buyers get rent and expense underwriting before offers, off-market sourcing, and 1031 exchanges coordinated with the accountant and the exchange company.
Can showings happen outside business hours?
Yes. Evenings, early mornings and weekends are normal for the professions on this page.
